Plumber Near Windermere Recreation Area in Winter Garden     Plumbing Work for Homes Bordering Windermere Recreation Area

The parking lot adjacent to Overstreet Avenue at the Windermere Recreation Area on Saturday gets full by 9 a.m. Families go to the playground, basketball courts, and the open field. If you need a plumber near Windermere Recreation Area in Winter Garden, then you're in the right community. But you may not realize we get busy with the houses near this park, too.

We see a lot of the Windermere homes around the recreation area. Single-family homes that border that park are in some of the most desirable parts of this town. Most of them were built in the 2000s housing boom, which means they're now about 20 years old. It may not sound very old to some people, but 20-year-old water heaters and supply lines have their days numbered.

Here are the most common plumbing services we do for people in this part of Windermere:

  • Water heater installations. It's about time to replace the old water heater that originally came in the house. A 20-year-old water heater (especially an electric one) is at the tail end of its expected lifespan with Central Florida's hard water.
  • Toilet repair and faucet installation. Homes bordering the recreation area have builder-grade toilets and faucets in their bathrooms that start leaking or corroding after many years of wear and tear.
  • Drain jetting. The mature oak and laurel oaks around this neighborhood cause root infiltration in the main sewer line that requires regular rooter service.
  • Leak detection. We do leak detection for homes in this part of Windermere when there's a leak under the house that homeowners can't detect on their own.

The recreation area is great. There are big oaks there. But that also means a lot of root systems that can grow right through your sewage line. Our plumbers near Windermere Recreation Area do sewer camera inspections for homes on Fifth Avenue and Sixth Avenue when multiple bathrooms have drains that are draining very slowly. More often than not, a sewer camera inspection will show us it's root infiltration and pinpoint the exact location.

Come to think of it, our plumbers near the Windermere Recreation Area are familiar with the problems that hard water causes in homes that surround that park. The mineral content in our water corrodes pipe fittings and accumulates inside the tank of your water heater. In homes that surround the recreation area, water softener systems and water filtration systems will help. But our plumbers will replace shut-off valves, ball valves, and supply lines that get destroyed by hard water over the decades.

We had one job a few years ago a homeowner who lived two blocks away from the recreation area noticed a wet spot in his front yard that didn't seem to dry up during that month. After some testing, we discovered a leak in the main water line under the walkway in front of the house. The polybutylene water supply line had cracked at a joint and leaked out the water. We did the water main leak repair for the customer that day by digging out and running a new water line. Within the week, the customer reported the wet area had dried up.

This is the kind of thing that can happen in this neighborhood. It's not a plumbing catastrophe. It's just plumbing that needed replacing after 20 years.

The good news is the fixes aren't very complicated. A running toilet near the Windermere Recreation Area is a running toilet anywhere. We just know our way around this neighborhood and can show up quickly and complete it as fast as possible.

How Our Team Reaches the Windermere Recreation Area

We're located in Winter Garden at 751 Business Park Blvd. It's a direct drive to get to the Windermere Recreation Area, and we're out on that route every week.

  1. Head south on Business Park Blvd. and turn east on FL-429 South.
  2. Take the Conroy Windermere Road exit for Windermere.
  3. Keep heading west on Conroy Windermere Road. You will cross Main Street as you enter downtown Windermere.
  4. Go south on Main Street. The Recreation Area will be on your right on Forest Street just behind downtown Windermere's commercial block.

It's typically a fifteen-minute drive from us to there, with light traffic. It might take ten minutes longer if there's morning rush hour traffic around the 429 interchange but there are a number of alternate paths through Gotha that we've discovered to dodge it. The streets in that Windermere Recreation Area neighborhood, on the other hand, are narrow. Forest Street is small. The streets that branch off the area like the residential streets off Sixth Avenue or Main to the little parcels between Main Street and Lake Bessie. Those homes have tight lot lines; you're often on your neighbor's driveway when parking. This is why we use smaller vans in that neighborhood, so we're not blocking a driveway when we are working in your water heater installation or toilet repairs.

A lot of our calls from that area in the Rec Area come from homes on that quiet side street that runs east off of Main. A lot of those homes are single family homes that sit on smaller sized lots than the waterfront lake homes, a few blocks west, but they have the same municipal water supply as everything else in town and are just as hard of a target for a Central Florida water softening service as any other home. A plumber that services any of these streets that are near to this park in Windermere really should know these streets and don't just know by that zip code.

We can be out to there in the park a few times a week, since we're servicing Windermere homes all the time, as well. We do a lot of faucet installs, garbage disposal repairs and emergency plumbing repairs when there is supply line failure in bathrooms with the vanities in there, so we're usually in there regularly. This makes it easier for us to get out to that area on short notice. So, a call coming from the neighborhood around the Rec area in Windermere is more than likely a same day visit from us. It's not like we have to head into Orlando or anywhere else in Orlando to be able to get to you in Windermere.

You could always head to our location to have us come get you, if you prefer. Main Street north, Conroy Windermere Road east on to 429 north, exit Business Park Blvd and you're at our shop. Though we can be at your home when you need us. It makes it easier for everyone, when it's our plumbing work we come to you.

Just one more thing. The recreation area in Windermere lies close to the lowest elevation around Lake Bessie. When it rains hard in the afternoon, it can collect in the streets, so it could be a few inches deep in the afternoon. If your sump pump fails or your drain starts backing up, every minute counts. It's much faster to get to you in the Recreation Area, fifteen minutes from our shop than if we were forty minutes away. And that's the biggest concern. If you need an emergency plumber because something happens on your property. That happens on the afternoon in the summer.

What Newer Homes Near the Park Need From a Plumber

Windermere Recreation Area is in a unique position at the border of the town of Windermere where the town extends further into newer residential areas as the town heads west toward Winter Garden. The homes on the streets that branch off of the park are mostly single family homes. Many of those houses were built just recently, the last twenty years or so.

That's great news for plumbing, and it largely is, but "newer" doesn't always mean "no problems." We hear a lot from the Windermere Recreation Area neighborhood about situations that come as a shock to the homeowners. They figure, "I just bought a house built in the 2000s or 2010s. It's too new for plumbing issues." Yet it is, and they are.

Some of the more common problems we see in those more recent constructions nearby the park are:

  • Water heaters going out around the 8- to 12-year mark. Central Florida has a lot of hard water that degrades the water heater anode rods, so water heater installation can happen a lot sooner than many would expect.
  • Garbage disposals of builder grade that either clog or short out. Often the one supplied in construction is only the one, which leads to garbage disposal repair, a very busy one in this area.
  • Toilets that either have flappers or fill valves failing due to buildup of minerals in the water supply. Toilet repair on a 5-year-old toilet sounds odd but again, hard water doesn't care what age your fixtures are.
  • Failure of cartridges for the faucets on both the kitchen and the bathroom faucets and all of this again is the mineral buildup in the raw water.

A hard water issue like this shows up on almost any phone call we get in the area of the Windermere Recreation Area. There's so much calcium and magnesium in the water that comes in these homes that over time the walls of the pipes get coated, the aerators get clogged, and any appliance that has any exposure to that water wears out sooner. Florida requires anyone doing this kind of repair work to hold a state license, and homeowners can verify a licensed plumber before any water heater or supply line work begins. That's why many homeowners around that recreation area start to ask us questions about whether they should be installing a water softener or getting a water filtration system installed once they get some exposure to what's happening inside the home's plumbing lines.

And then there is drainage. The surrounding area of the Windermere Recreation Area lies somewhat low. There's a lot of rain in the summer and the storm drains are overflowing. The ground water level rises as a result, and homes not equipped to properly handle that drainage end up having standing water around them. While it's not something most Florida homeowners ever expect to need, a sump pump installation may just be something we could talk about for those homes in the low areas near that Recreation Area.

Something that seems very common with this area of Winter Garden that is the story of a slow drain in the master bathroom of a homeowner, or just some of them, who have already run store-bought drain cleaner products through there three times. When it reaches us it is a packed solid mass. A drain jetting will get that one out in one shot, no harsh chemicals. The most typical story coming from the same area of Winter Garden.

So a new house looks great outside with nice fresh stucco, new landscaping and even paver drive ways, but behind the walls and inside the homes the same battle is still being fought with that hard water and humidity that everyone is fighting in Central Florida homes. It just doesn't show up as differently as those newer homes, but they will all show up if you're one of those single family homes in the Windermere Recreation Area and you've noticed some small leak under the sink, or a low pressure on any particular faucet or maybe you have water that isn't heating up to the usual hot water temperature from your water heater, call it off before you have to call a plumber. It's a normal call for Brightwater Plumbing of Orlando on a weekly basis in that same neighborhood as you.
